    Property Condition

    Forced Appreciation

    Increasing property value through improvements

    Full Definition

Forced appreciation means actively increasing a property's value through refurbishment, conversion, or development rather than waiting for market growth. Key to BRRR strategy. Examples include adding bedrooms, converting to HMO, loft conversions, or cosmetic upgrades. The goal is adding £1 of value for every 50-75p spent.
