An Assured Shorthold Tenancy is the default tenancy type in England and Wales for private rentals. It provides tenants security of tenure during the fixed term and allows landlords to regain possession using Section 21 (no-fault eviction) or Section 8 (grounds-based eviction). Minimum fixed terms are typically 6-12 months.
